REAL Capital Group Completes Downtown Austin Development Home Build Project

(1888PressRelease) April 24, 2015 - AUSTIN - The Infill Real Estate Development project - a joint venture between REAL Capital Group and Metro Studio Homes - was co-funded by REAL Capital Group CEO Lynn Yuan, CCIM, and a group of investors who specialize in the building and sale of new infill homes in the area.

After raising the necessary funds, REAL Capital purchased the land with cash. Metro Studio then initiated development in early 2014. According to Yuan, the project sold at the top of the market with a gross sale price of $549,000, for a total net return of approximately 42 percent.

Yuan credits the success of the project to several key strategies that helped to control costs and optimize profitability. These included purchasing the land for a lower-than-average price for that area, acquiring the land early enough in the process to let it appreciate in value before breaking ground on development, and emphasizing tight control over construction costs to keep them under $90 per square foot.

The finished property has proven itself a hit both with Metro Studio Homes and with prospective residents. "Our infill development projects primarily focus on established, highly desirable, low-inventory, high-demand neighborhoods. Thanks to this property's stunning modern, luxurious, functional design, we were able to sell it with multiple offers," says a Metro Studio Homes builder.
