(1888PressRelease) May 14, 2013 - Many towns and cities outside London are predicted to leave businesses struggling to find suitable offices to rent over the next five years. Take up rates have increased dramatically in many places when compared to the previous year. Examples include Bristol, which saw a 59% jump by April this year. Scotland saw a 19% increase across nine cities, not including Edinburgh & Glagsow, where the combined total was 39% growth. However, much slower release cycles of new developments means there soon will not be enough available floor space in many areas.
Since 2008, construction of new commercial property has seen a dramatic slow down. In some areas it was even reported at zero growth. By the final quarter of 2012, it was reported that some 1 million of a projected 1.75 million square feet new office space due to enter the market had already been pre-let. Although there are high profile 'flagship' projects under construction in major cities, the question remains how difficult it will become to source office space as time goes by. With much of this new stock pre-let, small and medium sized firms in particular could find the road ahead more challenging. There is also the question of what happens for those firms who do not want - or need - to rent in major cities.
