ML7 Repositioning Princeton Forrestal Center Office Building as Hub 211
Colliers Named Agent for Tech and Creative Industry-Focused Redevelopment.
- Trenton-Ewing, NJ (1888PressRelease) October 31, 2017 - The repositioning of 211 College Road East is underway, and Colliers International Group Inc. (NASDAQ:CIGI, TSX:CIG) has been named marketing agent for the 39,000-square-foot Princeton Forrestal Center office property. Owner ML7 is renovating and rebranding the three-story boutique building, renamed Hub 211.
“Our client is transforming a 1980s vintage, office building into a destination designed to appeal to technology and creative industry tenants,” noted Colliers’ Thomas Romano, who is heading the agency. “Ultimately, the property’s 13,000-square-foot floor plates offer an opportunity for smaller companies to create a big presence. We will be able to accommodate two to four tenants per floor, while full-floor users can have a dedicated reception and lobby area. Ownership is also offering turn-key custom build-outs.”
The renovation work incorporates an urban feel, with exposed structural steel beams and ductwork, 12 foot ceilings and polished concrete floors, Hub 211 already boasts superior technology infrastructure with fiber optic connectivity and an onsite 200 kW backup generator.
To date, ML7 has gutted the building’s first-floor interior and completed interior lobby and exterior façade renovations. “Our focus is on creating a community feel around the entire building by designing distinctive areas for people to meet and collaborate,” said Jeff Siegel of ML7. “We’ll have various breakout hubs, like the “WiFi Lounge” (serving Small World Coffee) or outside on comfortable outdoor furniture nestled within the woods that surround the property. These will be great places for employees to get away, while staying connected to the building, their peers and their jobs”.
Hub 211 represents Romano’s fourth assignment with ML7 and their third redevelopment project together. Notably, he represents The Tannery in Yardley, Pa. ML7 converted that 67,000-square-foot, 100-year-old former tannery building into a multi-tenant, loft-style office property. The anchor tenant’s custom fit-out was recognized by Philadelphia Business Journal as one of the region’s “coolest offices” last fall.
