Massachusetts Based Short Sale Negotiation Firm Speaks at Seacoast Board of Realtors
Short Sale Mitigation, VP of Negotiations for Massachusetts, New Hampshire and Maine, Maryann Little and Broker Nick Aalerud spoke at the Seacoast Board of Realtors on Wednesday, August 15th.

Short Sale Mitigation, LLC is a Massachusetts Short Sale negotiation firm which slowly grew and is negotiating now in New Hampshire and Maine, with the assistance of Broker Nick Aalerud, of AA Premier Properties, LLC.
"We are always honored to speak at brokerages, and real estate boards because we find that agents are still frustrated with this process. Short Sales don't equate to easy sales," Little explained, "It's important if an agent is going to tackle a short sale they are armed with the most up to date information available."
Nina Fee of the Gove Group in Stratham stated, "What a great subject to cover and have agents to learn more about the process of Short Sale. I wish I could have had Maryann on board from the start of the listing I have currently. I think my Seller and Buyer would have appreciated it as well. It has been now 3 month from the receipt of the offer and we are finally getting somewhere, but what if I did not have a patient buyer??"
Aalerud says the timeframe for short sales from submission to completion has not sped up in his eyes, even with a Freddie Mac announcement in April this year that they would be holding servicers accountable for long processing times. "Freddie announced penalties to servicers for delaying the sale, but since that announcement, we've seen no reform, and short sales can still hang up. We have contacts at Freddie Mac, but you're lucky if you get a response if you complain about a servicer."
Aalerud and Little had grown their company in the beginning by word of mouth. By 2011, they were being asked to speak to brokerages and Realtor Boards because of their success rate and their process of communication with the parties involved in a short sale. In 2012, they teamed up with Phenix Title in Portsmouth who had a big hand in the SBOR meeting on the 15th.
Jack Doheny, Associate Broker at Bean Group said after seeing Aalerud and Little speak, short sales, "are nothing I would attempt on my own," he elaborated on the lecture by stating, "I attended a very interesting and informative class that told me that these people have all their ducks in a row."
Little and Aalerud were invited by CATIC, a leading title insurance underwriter in New England, to present information on short sales in October for continuing education credits for attorneys.
"Short Sales are a necessary part of selling and buying real estate in today's market," says Little, "as much as we would like the market to turn around, having no knowledge of the short sale process in this market will only hinder an agent's performance."
