Le Parc at Brickell Brings Style and Sustainability to Miami's Brickell Financial District
128-unit luxury condo overlooking Simpson Park is renowned French furniture company Ligne Roset's first residential development project in the United States.
- Miami, FL (1888PressRelease) May 11, 2013 - Miami's red-hot real estate market is about to go green with the launch of Le Parc at Brickell, a luxury condominium designed to become one of the first LEED-certified residential developments in the city's Brickell Financial District. Located at 1600 SW 1st Avenue overlooking Miami's Simpson Park Hammock, the boutique condominium is comprised of 128 residences. Le Parc at Brickell marks the first residential building in the United States to feature furnishings exclusively designed by Ligne Roset in all its public spaces. Construction will get underway in October 2013 with completion slated for December 2014.
The launch of Le Parc at Brickell comes as the next wave of residential development in Miami's urban core gains steam fueled by growing demand for luxury urban living and diminishing condo inventory. According to the Miami Downtown Development Authority, less than 500 of the 23,000 boom-era condos remain unsold in the Downtown Miami/Brickell area.
Le Parc at Brickell is being developed by a joint venture between South Florida-based Strategic Properties Group and AXA Developers, which is a collaboration between Aconcagua, the largest publicly-traded residential developer in Chile, and Miami-based Archiplan USA.
"With its proximity to Simpson Park and contemporary designs and furnishings by Ligne Roset, Le Parc at Brickell will be an urban oasis in the heart of Miami," said Lisbeth Arellano, sales and marketing director for the joint venture. "This development stands out for its convenient location just off Brickell Avenue, sustainable features, and competitive pricing."
Le Parc at Brickell will offer 128 fully-finished, "move-in ready" residences, including 1-, 2-, and 3-bedroom units as well as expansive two-story townhomes , with floor plans ranging from approximately 576 to 1,963 square feet in size. The development's spacious private terraces will feature sprawling luscious-green park views and panoramic city views of the Downtown Miami/Brickell skyline looking out towards Biscayne Bay. Additional residence features include contemporary European-style cabinetry, imported quartz stone countertops and premium appliances and finishes. Pre-construction prices start at $390 per square foot, ranging from the low $200,000's to over $600,000.
Le Parc at Brickell will be the first residential development to feature exclusive interior designs and furnishings inspired by Ligne Roset - an award-winning modern furniture manufacturer with more than 1,000 retail distributors worldwide. Residents will also have the additional option to purchase custom-designed Turn-Key Furniture Lifestyle Packages offered by Ligne Roset, which include a carefully assembled set of contemporary designer pieces and accessories.
"Ligne Roset has had a presence in Miami for many years and has been well-received by the community. We couldn't think of a better city for our first residential project," said Lori Bruno, owner of Ligne Roset Miami, Philadelphia and New York. "Le Parc's setting in Miami's vibrant Brickell neighborhood across from Simpson Park is the perfect complement to our urban-chic and sustainable designs."
Designed by Luis Revuelta, of Miami-based architectural firm Revuelta International Architecture, in collaboration with Archiplan USA, the building's amenities will include a fourth-floor pool deck complete with outdoor summer kitchen and barbeque area, a penthouse skylounge, private rooftop terraces, a rooftop jacuzzi/spa, a state-of-the-art fitness center, a lobby café station, and a club/entertainment room.
"Just blocks away from Brickell Avenue, Le Parc at Brickell will offer all the conveniences of an urban location along with the serenity that comes with living across from eight acres of protected botanical gardens, nature trails, and exotic vegetation found at Simpson Park Hammock," said Alicia Cervera Lamadrid, managing director of Cervera Real Estate, the development's exclusive sales and marketing broker. "With prices starting in the $200's, this development will be particularly attractive to buyers in the market for a Brickell condo with luxury amenities at a lower price-point."
Le Parc at Brickell's sustainable features will include energy-efficient stainless steel appliances, electric car-charging stations, high-efficiency AC units, and an eco-inspired interior design with natural finishes and wall coverings. Also, the entirety of the building's exterior will be clad in insulated high-impact resistant glass maximizing the flow of natural light while improving energy efficiency, sound attenuation and UV blocking.
The development's setting in Miami's pedestrian-friendly Brickell entrance neighborhood - defined as the district surrounding Brickell Avenue and South Miami Avenue - provides residents an easily-accessible, central location in one of the city's most dynamic urban districts. Dozens of high-end restaurants, lounges, hotels and shops are within a few blocks. The Mary Brickell Village dining and retail district and the now-underway Brickell CityCentre mixed-use project are both a short walk away. Multiple public transit options connect Le Parc at Brickell with Miami's star attractions, including AmericanAirlinesArena, the Adrienne Arsht Center for the Performing Arts, Miami Art Museum and Miami Science Museum in Museum Park, and Bayfront Park.
