  • Los Angeles-Long Beach, CA (1888PressRelease) September 07, 2010 - Inland Empire-based Hodgdon-Miank Construction announced today that the company has completed a major renovation of the former Circuit City for a new Ashley Furniture HomeStore in Hawthorne, Calif., which celebrated its grand opening on September 1st. Located in the South Bay area of Los Angeles County at 14600 Ocean Gate Avenue in Hawthorne, the 33,952-square-foot free-standing retail building faces the 405 Freeway, and is just off of Rosecrans Avenue, a major thoroughfare and freeway off ramp.

    Hodgdon-Miank Construction was the full service design-build contractor, responsible for hiring the architect and engineering firms and working with the City of Hawthorne and the County of Los Angeles to obtain the necessary entitlements and permits, as well as performing major renovations to the former Circuit City.

    "Re-purposing a building to fit another tenant's specifications requires considerable experience, which we have," said David Miank, Hodgdon-Miank Construction's executive vice president. "We worked closely with our design and construction team to redesign the exterior of the building including the addition of several windows plus the addition of a 65 foot tall architectural element to identify the building from the 405 freeway. In addition to the exterior modification, the interior was completely demolished and redesigned to accommodate Ashley Furniture."

    According to Miank, Hodgdon-Miank Construction built the 40 foot by 40 foot, 70-ton tower on the ground and then lifted it into place. This saved more than three weeks of construction time and reduced the total cost of the project.

    "The City of Hawthorne played a critical role in fast-tracking approvals to accommodate our very compressed construction schedule," said Aaron Hodgdon, president of Hodgdon-Miank Construction. Hodgdon Group Realty Inc. represented Ashley Furniture Industries, Inc. in the acquisition of the Circuit City building. The Hodgdon companies have been working with Ashley for a decade on various real estate and construction projects.

    Mike Flynn, principal and LEED AP of Irvine-based KTGY Group, Inc., Architecture and Planning, served as the project architect for the project. Hodgdon-Miank Construction's Dan Wallner served as the project manager; and Stan Mann and Tom Blank served as superintendents.

    Additionally, Hodgdon-Miank Construction is working on several other re-use projects of big box retail throughout Los Angeles and Orange County including a major renovation of the former AMC 6 Theatres in downtown Huntington Beach across from the pier. The project is converting the 33,049-square-foot theater complex to a multi-use Class "A" office and restaurant space built over two levels of subterranean parking structure.
