The UK's leading independent consultancy for landlords Helpland announced recent research overwhelmingly shows rented property is in high demand.
(1888PressRelease) June 14, 2011 - Numerous recent surveys found demand outstripping supply, bolstered by tenants saving far longer for deposits to buy. Helpland specialise in protecting landlords against problem tenants, including comprehensive support with tenant eviction.
The surveys show that there are currently an average five tenants chasing each available rental property, rising to nine for each one in London. Property experts attribute the phenomena to tenants waiting longer to buy their first home, with an average five years needed to raise the deposit. Again, this figure is likely to be higher in the capital, where house prices dramatically outperform the rest of the UK. For potential buy to let landlords, the market is extremely favourable, with lenders providing more support for buy to let landlords:
"We are beginning to see the buy to let mortgage market gain a fresh competitive edge. The loan to value ratio has been increasing. It is now more common for at 75%, and can be as high as 80 or 85%. In the meantime, the Bank of England has kept the base rate at just 0.5%. Potential landlords are in a stronger position, but they do need to be careful to get the right professional support to take full advantage" a Helpland spokesman said.
Whilst market conditions are also keeping rents high, the sector is not without its problems. Pitfalls can include tenancy arrears, damage to the property and even an outright refusal to comply with the law. There are various types of tenant eviction notices to protect landlords against bad tenants. One of the most commonly used is the Section 8 eviction notice, issued in a variety of circumstances breaching tenancy agreements. These broadly include non-payment of rent; demonstrably causing damage; or causing distress to neighbours. However, Helpland caution landlords to gain professional advice before proceeding:
"Especially if they are a new landlord, no-one likes to think they will have to evict tenants. However, the reality is that there are tenants who can cause a lot of distress to landlords through persistent non-payment of rent, anti-social behaviours, damage to the property and so on. In many cases, intervention using a Section 8 eviction will effectively resolve the problems. It may not even be necessary to then take further action. There are unfortunately then a further minority tenants who operate as though the law does not apply to them. If any landlord needs to evict tenants, we protect them by taking over the case on their behalf. It minimises the potential stress and unpleasantness, plus ensures that they stay on the right side of all the relevant laws.
