Located at the corner of 10th Avenue and 39th Street, the facility is very convenient to residents of Manhattan's Hell's Kitchen, Chelsea, and Midtown neighborhoods. The seven-story 240,000 property is shared with DHL and features world class surveillance and monitoring, heated drive-in indoor loading area, and complementary wireless internet throughout.
The new facility will celebrate its opening with a party on January 15, 2013 with neighbors, community organizations, and local businesses. Food and beverages will be served and several door prizes will be raffled. Attendees will also be given a tour of the new facility. Steve Schwartz and Jack Guttman-the Manhattan-based co-owners of the facility-have developed several million square feet of self storage space around the country but say that this is one of their most exciting projects to date. "We are really fulfilling an unmet need for the growing community which we are a part of. Our goal is to provide safe, clean, and secure storage that finally allows Manhattanites the ability to store their precious belongings with confidence, and we're off to a great start," says Guttman.
Gotham Mini Storage brings over 2,000 competitively priced brand new storage units to the up-and-coming Hudson Yards area of Manhattan. Sizes range from 4'x4' lockers through 80'x20' extra-large rooms. All units will be customizable with shelves, lights, and clothing racks. Gotham will also offer customers optional extra tall 11-foot ceilings. Aisles throughout are climate controlled, well lit with energy efficient lighting, carpeted, and have over 100 security cameras. The most unusual feature offered is a "drive in" freight elevator where customers can actually bring vehicles into the elevator and take items directly to their floor. This is the first facility in the country to offer this feature.
In addition, the new management office will offer a coffee bar, working space, and brand new tech-centric equipment. "Today's mini-storage users are demanding more than an industrial warehouse. Opened in Late 2012, Gotham Mini Storage is a partnership between Steve Schwartz and Jack Guttman, experienced real estate developers based in New York City.
Jack Guttman is a New York based real estate developer who has specialized in storage for 15 years. As a partner of American Storage and Storage Deluxe he is an owner of over 1,000,000 square feet in the tri-state area. Jack is also the part owner of Cirkers and Hayes which is the largest fine art storage and transportation company in Manhattan. Mr. Guttman recently completed the Chelsea Arts Tower, a successful $80 million commercial condominium in Chelsea. Mr. Guttman also has handled the sale of over 30 separate self-storage properties to various self-storage REITS. Mr. Guttman has been an active developer for over 30 years and has successfully completed the development of thousands garden apartments, office buildings, parking garages and master planned communities. He is a graduate of Tulane University with a degree in economics.
Stephen Schwartz is a New York based real estate developer. He co-founded TVG Partners, a firm that specializes in the development, acquisition and management of self-storage facilities. TVG Partners is one of the largest owners of self-storage in New York City and currently operates 1.5 million square feet of storage. Mr. Schwartz has experience with all facets of the development cycle, from sourcing new projects and raising capital, to acting as general contractor and managing property operations. Prior to entering real estate, Mr. Schwartz worked as an investment banker for Solomon Brothers. He graduated summa cum laude with degrees in finance and economics from the University of Colorado at Boulder and has an MBA from the Harvard Business School.
