Cushman & Wakefield Represents Joy Systems in HQ Lease
Computer Refurbisher Commits to 100,000-Sq.-Ft. Building in Franklin Twp., N.J.
- Newark, NJ (1888PressRelease) April 01, 2011 - Commercial real estate services firm Cushman & Wakefield, Inc. represented Joy Systems, Inc. in a 100,000-square-foot, full-building lease at 101 Cottontail Lane in Franklin Twp. The computer refurbishing firm will relocate its headquarters to the property from nearby Bridgewater, N.J.
Stan Danzig, Jules Nissim, Steve Elman and Rachel Pittard, based in Cushman & Wakefield's East Rutherford, N.J., office, serve as exclusive leasing representatives for Joy Systems. Paul Jerkovich brokered the long-term transaction in house for Mack Company, the property's owner.
Joy Systems is one of the largest refurbished PC manufacturers in the United States. Established in 2001, the company has processed more than 1.5 million refurbished monitors, PCs and laptops.
101 Cottontail Lane includes 95,000 square feet of warehouse/distribution space and 5,000 square feet of offices. "The property met Joy Systems' operational needs for a well-maintained, stand-alone building with convenient access to 287," Pittard said.
"Still, we looked at many opportunities over the course of our search," she added. The success of the deal was a culmination of a responsive landlord, an educated tenant, and a space that was functionally plug-and-play. In today's market, with its surplus of space, owners need to act quickly and aggressively to compete. And, as the market begins to pick up pace, tenants need to act once they have identified suitable property options. Our client did just that."
