Cushman & Wakefield Renews Bauer Publishing At 270 Sylvan Ave
Englewood Cliffs Property Serves as U.S. HQ for Global Magazine House.
- Bergen-Passaic, NJ (1888PressRelease) March 03, 2012 - Heinrich Bauer Publishing L.P. has renewed its long-term lease at 270 Sylvan Ave., announced Curtis Foster of commercial real estate services firm Cushman & Wakefield, Inc. The facility serves as United States headquarters for Bauer Publishing Group, known for its popular Woman's World, First for Women and In Touch Weekly magazines, among others.
The transaction involves Bauer Publishing's 13,600-square-foot space on the first floor of 270 Sylvan Ave. The firm also occupies approximately 36,000 square feet on the second floor; the renewal makes both commitments coterminous. Denholtz Associates owns the property.
"My client has maintained a presence at 270 Sylvan Ave. for 20 years," said Foster, who represented Bauer Publishing in negotiating the renewal. "This transaction concludes a multi-phased office restructuring within the building, which has significantly improved efficiencies."
Foster noted that the property's location and ability to accommodate Bauer Publishing's operating needs continue to make it an ideal fit. "Proximity to the company's Manhattan offices and employees commuting from the city is a must," he said. "Additionally, because Bauer Publishing produces its magazines onsite, the firm requires late night and weekend access. Denholtz Associates has been able to meet those requirements here."
"Bauer has been a long-term valued tenant at 270 Sylvan. We are pleased they have extended their lease and that we are able to continue to meet their needs," said Steven Geltzeiler, director of leasing, Denholtz Associates.
Bauer Publishing sells more magazines in retail outlets in the United States than any other magazine publishing company. Its magazines target multiple consumer segments, including celebrity/entertainment, women's, teen and science/technology. Headquartered in Hamburg, Germany, the worldwide media empire has more than 300 magazines in 15 countries, in addition to a wide range of radio, television and digital properties.
