Cushman & Wakefield Completes 185,000-Square-Foot Industrial Lease for Sunbelt Supply Co.
Petrochemical Industry Supplier leases full building at Carson Commerce Center.
- Amarillo, TX (1888PressRelease) March 13, 2014 - In a transaction arranged by commercial real estate services firm Cushman & Wakefield, Sunbelt Supply Co. signed a lease to fully occupy a 185,000-square-foot building at 3750 Highway 225 within Carson Commerce Center in Pasadena, Texas.
Sunbelt Supply Co., a business of Shale-Inland Holdings, L.L.C., was represented in the transaction by the Houston-based Cushman & Wakefield team of James Foreman, Stephen Schneidau and Beau Kaleel. The Carson Companies, owner of the building, was represented in-house by Dan Zoch.
"Sunbelt Supply Co., a world leading valve and valve automation company serving the petrochemical, refining, midstream/upstream oil and gas, power, pulp and paper, wastewater, marine and offshore and mining industries, consolidated several Houston locations into one for efficiency, a better image and opportunity for growth," said Foreman. "This new location has great exposure along Highway 225, which is the largest petrochemical corridor in the state."
"The location has the right mix of overall capacity and parking to meet our requirement for a large corporate office component, which is uncommon in a typical warehouse/distribution facility," said Keith Barnard, president of Sunbelt Supply Co. "With more space to hold our industry leading inventory and a world class automation facility, we will now be able to position ourselves to better serve our domestic and international customers."
The office component totals 24,000 square feet, and the warehouse features 53-foot by 52-foot column spacing, 35 dock doors and 30-foot clear height and a 15,000-square-foot world class automation facility. The building is part of the three-building Carson Commerce Center, a 355,600-square-foot industrial complex recently completed by The Carson Companies.
"Sunbelt Supply's lease represents a milestone in the development of Carson Commerce Center," said Zoch. "The company is an impressive anchor for this new development as we continue to market the two additional buildings at 3700 and 3800 Highway 225."
